We call this the snowball effect. This sounds great, but a commonly asked question is, why don’t I just put my money into the bank and receive interest for it rather than buying a property? Let’s look at the difference between negatively geared property and positive cash flow property? A negatively geared property is when you purchase and rent the property out to receive rental income. You have a mortgage to the bank in which you need to pay back every month to cover the loan repayment. There is always a shortfall from the rent collected and what you need to pay back to the bank. Therefore you have to take money out of your weekly take home pay and make up the difference and pay it to the bank. This property is not an asset it is a liability. An asset is an investment that puts money into your pocket and a liability is an investment that takes money out of your pocket. It is that simple. This investment strategy to make money is called capital growth, so you are hoping and praying that the property market is in an upward trend to increase the value of the investment property. The increase in the investment property needs to increase enough to cover the money you had to take out of your pocket to pay back to the bank just to break even. You have no control what so ever over whether the real estate market goes up or down. Therefore you have no control what so ever over your future. Most of the people being hurt by the real estate and share market meltdown in the USA which is also affecting Australians are people who were counting on the real estate market to keep going up and increasing their home’s value.
